Lease Agreement
This Lease, made and entered into this day by and between Sinton St Flea Market (Owner) and the undersigned as the Vendor: that, in consideration of the covenants herein after contained, the Owner hereby demises and lets, and the Vendor hereby rents from the Owner, the space(s) located at 321 E Sinton St, Sinton, TX for the term and rent as shown on the Flea Market space layout and Vendors most current rent statement.  The layout and statement are part of this Lease. The Owner reserves the right to change the rent rate or space at any given time.

I, (we) understand and agree to the rules and regulations given to us as set forth by Sinton St Flea Market.  I, as a Vendor, agree not to hold Sinton St Flea Market or any of its employees or owners responsible for any cost, damaged, or stolen articles and further agree not to hold them responsible for any accidents or injuries should they occur.

Each Vendor will indemnify and hold Sinton St Flea Market its employees and owners harmless from any loss, cost or expense of any sort or nature including reasonable attorney fees and costs.

I CERTIFY THAT I HAVE READ THE LEASE AGREEMENT AND THE RULES AND REGULATIONS PAGE AND AGREE TO ABIDE BY AND OBEY ALL RULES AND REGULATIONS. SINTON ST FLEA MARKET HAS THE RIGHT TO REFUSE SERVICE TO ANYONE AT ANYTIME. BY SIGNING THIS I ALSO AGREE TO BE SET UP AND READY TO SELL NO LATER THAN 9 AM AND AGREE TO STAY SET UP UNTIL 30 minutes before closing time. (UNLESS I HAVE AN EMERGENCY or I have prior approval from coordinator.)

Payments For Space Rentals: 
Payments to be received before space setup. See more info below under reservations.
Check Policy:
No checks will be accepted.
Insurance:
Sinton St. Flea Market is under no obligation to provide mischief or general liability insurance for the personal property of Vendor or any claims for personal injury, death, or property damage in or about the spaces rented by Vendor.
License & Sales Tax:
It is the Vendors responsibility to display a State of Texas Sales Tax Number.
It is the Vendors responsibility to collect and remit Sales Tax to the State of Texas.

Merchandise:
No food or drinks are to be sold or given away. The only exception to this rule is for non-profits.
Non-profits may sell food or drink for their organization as long as they have a current health card from San Patricio County Health Dept. and will pass inspection.
No sale of alcoholic beverages will be allowed
Sinton St. Flea Market reserves the right to restrict the sale, display, distribution of any objectionable printed material, photographs, films, books, etc…
Sinton St Flea Market does not allow the sale of counterfeit merchandise such as CD’s, Clothing, Handbags, Etc…and is not responsible for any merchandise sold.
Sinton St Flea Market reserves the right to refuse space to any Vendor.
If you ask for a specific space when you call to make a reservation, we will only hold that space for you if you have pre-paid for it. You must pre-pay at least a week in advance. You can come by and pay for it or pay over the phone. You can also pay through our paypal at: [email protected] or on our website at: sintonstfleamarket.net. (No checks)  If paying through the website, go to the VENDOR page and down at the bottom there will be a place to pay using a debit or credit card.
 
Trash:
Vendors may dispose of their small trash in the trash can provided.
Cardboard must be broken down and deposited
in the dumpster.
Failure to dispose of trash in designated dumpster on a daily basis will result in a cleaning charge of $25 each occurrence.

 
No smoking, except in designated area.
No open flames, fireworks, dangerous chemicals, electric heaters or hot plates.
No counterfeit, pirated, bootleg, or stolen goods.
No subletting or loaning of booths, unless prior approval by owners.
No loud music.
No X-rated movies or adult toys, etc…
No refunds, credits or rollovers with the exception of prior notice.
Vendor is expected to use good judgment should a problem arise.
Vendor agrees not to engage in free food/drink giveaways, unless prior approval by owners.
Vendor may not solicit customers other than from behind their reserved booth.  No unreasonable noise, disruptive or abusive behavior will be tolerated.
Management reserves the right to close an exhibit at any time for failure of exhibitor to perform,
observe or comply with any term set forth in this contract

Please keep your merchandise within your own allotted space.

Please bring your own change, table, chairs, canopy, etc.
No vendor may set up until the day of the sale unless agreement made in advance.

Vendor parking in the rear of the property in designated spaces.
